Working as a Construction Manager involves leading all on-site activities for residential projects, ensuring smooth execution from start to handover. Your main responsibility is to deliver projects on time, within budget, and in accordance with the highest quality and safety standards. You will coordinate closely with project teams, consultants, and subcontractors to ensure successful project completion.
Key Accountabilities
- Oversee the full finance and accounting function, including general ledger, accounts payable, accounts receivable, treasury, fixed assets, and financial reporting.
- Prepare and review monthly, quarterly, and annual financial statements in line with applicable accounting standards and company policies.
- Lead budgeting, forecasting, and financial planning activities in coordination with senior management and project teams.
- Monitor project profitability, cost control, revenue recognition, work-in-progress, and cash flow across real estate or contracting projects.
- Ensure accurate project accounting, including contract costs, subcontractor payments, retention, variation orders, and progress billing.
- Manage cash flow, working capital, banking relationships, and financing requirements.
- Develop, implement, and maintain strong internal controls, financial policies, and procedures.
- Ensure compliance with tax, audit, zakat/VAT, regulatory, and statutory requirements.
- Coordinate with external auditors and manage the annual audit process.
- Provide financial analysis, management reports, and recommendations to support strategic decision-making.
- Review and improve accounting processes, systems, and reporting efficiency.
- Supervise, mentor, and develop the finance team, ensuring accuracy, accountability, and timely delivery.
- Support senior management with feasibility studies, investment analysis, and project financial assessments.
Knowledge, Skills, and Experience
We Are Looking For:
- A degree in Finance, Accounting, or related field.
- A minimum of 7-10 years of relevant experience in finance management roles.
- Professional certification (CA/CPA/CIMA or equivalent) is required.
- Previous experience in the real estate, construction, or contracting sector is required.
- Previous audit experience is preferable, with a reputable audit firm.
- Strong knowledge of financial reporting, budgeting, forecasting, project accounting, cost control, and internal controls.
- Solid understanding of revenue recognition, WIP, retentions, variation orders, subcontractor payments, and progress billing.
- Full working knowledge with IFRS standards.
- Good knowledge of tax, VAT, and statutory compliance requirements.
- Strong experience with ERP systems (Preferably Oracle) and advanced Microsoft Excel skills.
- Strong leadership, analytical, communication, and stakeholder management skills.
- Ability to work in a fast-paced, project-driven environment with high attention to detail.
